We manage all types of property from flats and houses to houses in multiple occupation (HIMOs), including bedsit properties, garages, and commercial property. We do this on behalf of landlords based both in the UK and overseas. We have put in place systems and processes that are both robust and flexible to support the service we offer. We include in our service the facility to accept tenants claiming Local Housing Allowance.

Our management services include

  • Visiting you at your property and provide a rental valuation and any other advice you may require in connection with letting your property.
  • Advising you on compliance with the various safety regulations.
  • Marketing the property to suitable tenants by various means including local advertising, Internet marketing and our network of established contacts with various company and other establishment personnel departments. We also have a comprehensive enquiry list of waiting tenants.
  • Accompanying prospective lessees to view the property.
  • Obtaining and evaluating references and credit checks.
  • Preparing a suitable tenancy agreement for signature by the tenant.
  • Collecting and holding as stakeholder the deposit from the tenant.
  • Having an inventory and schedule of condition prepared.
  • Checking the tenant into the property and agreeing the inventory.
  • Supervising the transfer of gas, electricity and council tax accounts into the tenant's name.
  • Receiving rental payments monthly in advance and paying you promptly, together with a detailed statement from our computerised management systems.
  • To pay regular outgoings from rental payments if required.
  • Periodically inspect the property, and reporting any problems to you.
  • Arranging any necessary repairs or maintenance however, first liaising with you in the case of larger works.
  • Keeping in touch with the tenant on a routine basis and arranging renewals of the tenancy agreement to encourage continuation of occupancy.
  • Efficient handling of rent arrears (if any).
  • Checking tenants out as required and re-letting, continuing the process with the minimum of vacant periods.
  • Arranging annual gas safety checks by CORGI qualified engineers.
  • Settling of regular outgoings such as Ground Rent, Service Charges, Maintenance Charges, with your agreement.
  • Arranging any cleaning and garden maintenance necessary to put the property in order before or after the Tenancy.
  • Providing a key holding service.
  • Managing the check out and refund of deposit negotiation process.
